On Solomons Island Road, Edgewater's Big-Box Strip Is Filling With Places to Sweat and Eat

Ginna Maznick gets to work around 5 a.m. to bake, according to the Capital Gazette, and she calls the work her "halfway retirement." Her shop is Basilwood Kitchen, an Italian restaurant and market at 3059 Solomons Island Road, Suite F1. It sells house-made pasta, bread, sauces and Italian deli goods. The paper covered its opening on September 17, with photos of Maznick making mafalde by hand.

A few doors up Route 2, the largest building on the strip is getting the same treatment at a much bigger scale. Taken together, this year's openings point one way. Edgewater's main commercial corridor is being re-leased to businesses you show up for in person: a class at 6 a.m., a pickleball court booked for 7 p.m., a bagel bought before work. Most of those changes land this fall.

A 117,000-Square-Foot Box, Rebuilt Around Activity

The former Kmart at 3255 Solomons Island Road is part of The Marketplace at South River Colony. Eye On Annapolis reported in February that the building covers 117,000 square feet and has been in redevelopment since it was bought in 2024.

Tractor Supply took an endcap and was already open at the time of that report. Leases were also signed with Planet Fitness, Urban Air and Dill Dinkers. The outlet said the three new tenants together make "a more athletic, activity-based destination than the building has housed in years." That's a gym, an indoor adventure park and an indoor pickleball club under one roof that used to hold one discount store.

The same report added a caveat that still holds for part of the lineup: none of the three had a firm opening date. Eight months later, the operators' own websites give the clearest picture.

Where Each Tenant Stands as of October 12, 2026

Business Location Status, per the latest source
Tractor Supply 3255 Solomons Island Rd, endcap Open as of February 2026
Dill Dinkers 3255 Solomons Island Rd "Coming Fall 2026," waitlist open, no exact date
Planet Fitness Same building "Pre-Grand Opening Sale coming soon!" with no date posted
Urban Air Same building Lease reported in February 2026; no Edgewater page on the company's Maryland directory
The Stable Strength and Conditioning 189 Mitchells Chance Rd, Main Street at South River Colony Open; reported by the Capital Gazette on October 9, 2026
Nico's Bagels & Brunch 100 Central Ave Grand opening announced for July 9, 2026; online ordering is live
Basilwood Kitchen 3059 Solomons Island Rd, Suite F1 Open; reported September 17, 2026

Planet Fitness's Edgewater page says "We're almost ready." That reads like a gym close to launching a presale, though the page still doesn't say when. Urban Air is less certain. Its Maryland directory lists six parks, and the only one marked "Coming Soon" is Owings Mills. That directory page dates to October 2025, before the February lease report. A missing listing there doesn't mean the project is off. It means there's no public timeline yet.

Ten Courts, Fenced, Climate-Controlled

Dill Dinkers has posted the most detail of the three, and its listing shows what the space will actually be used for. The Edgewater club page lists 10 indoor courts with fencing, a dedicated event space for birthday parties, anniversaries and corporate gatherings, and restrooms. Members can use a ball machine free with a court rental, and non-members can rent it for a small fee. The page describes the play as climate-controlled and year-round, "without heat, cold, humidity, or rain."

That last line matters in a county where summer humidity and winter wind decide whether an outdoor game happens. Ten indoor courts make the former Kmart something you can plan around in any season. The club is taking sign-ups through a waitlist form on that page, and "Coming Fall 2026" is the only timing it gives. As of mid-October, fall is well underway.

The Stable Opened First, Across the Road

A smaller version of the same idea is already open. The Stable Strength and Conditioning is at 189 Mitchells Chance Road. That's in Main Street at South River Colony, a separate center from The Marketplace, where the Kmart building sits. The Capital Gazette reported on October 9 that the Southwestern-themed class gym had opened. The paper's summary describes the owners this way: "He was an accountant. She's an interior designer. The couple now runs a facility that offers a personal twist on fitness classes."

According to its website, The Stable offers personal training, group classes and a youth performance program for ages 11 to 16. In an August announcement reported by Citybiz, owner Alex Witkus said, "The Stable was born from our belief that fitness should meet people where they are and help them reach their goals." Annie Witkus, the gym's marketing manager, said in the same piece, "Everyone who walks through our doors will become part of something bigger than a fitness program. They will become part of our community." The grand opening was set for October 3.

So within one stretch of Route 2 there's now an independent class gym, an indoor pickleball club on the way, and a national gym chain preparing a presale. Each serves a different budget and kind of workout. All three are in buildings that used to be about shopping.

The Food Is Coming From Local Operators

Local operators are opening the food side of the corridor, and in at least one case they're reusing a national chain's old building. Nico's Bagels & Brunch chose the former Wendy's at 100 Central Avenue, in the shopping center that held the old Kmart, for its second location. Eye On Annapolis announced a July 9 grand opening and posted hours of 6 a.m. to 3 p.m. daily. The Edgewater menu is now live on Nico's online ordering page.

Basilwood Kitchen works the same way at a smaller scale: one owner, early-morning baking, and pasta made on site. It also sells to take home, which puts fresh pasta, bread and deli goods on Solomons Island Road. The 6 a.m. bagel counter on Central Avenue and the 5 a.m. bake at Basilwood both open early enough for a pre-work routine, alongside a class at The Stable.

A Store That Served the Boating Crowd

One business on the strip appears to be leaving. In June, Eye On Annapolis reported that West Marine's Edgewater store at 3257 Solomons Island Road, right next to the Kmart building's address, would close as part of the retailer's bankruptcy restructuring. The report gave no closing date. We couldn't find a later report confirming that the store has closed or naming anything to replace it. Anyone on the South River who relies on that counter for hardware and supplies should call ahead before driving over.

How that space gets filled will be the next indication of where this corridor is going. For now, the address next door holds a farm-supply store, a pickleball club waiting to open, a gym preparing a presale, and a signed lease for an adventure park, all in a building that sat mostly vacant for years.

A short drive to 10 indoor pickleball courts, a class gym on Mitchells Chance Road and a bagel counter that opens at 6 a.m. are details a buyer can picture, and they belong in an Edgewater listing's story.
